Many lenders set minimum loan amounts or price small loans poorly, because a $60,000 loan takes the same work as a $600,000 one. That’s why small-loan borrowers often get told no. Condos
With a condo, the lender reviews the building as well as you: its budget, reserves, insurance, litigation and how many units are rentals. Florida’s condo safety laws passed after 2021 have added inspections and reserve requirements, and some associations now face large special assessments. That makes the project review more important than ever.

Why These Loans Get Denied, and How We Fix It
- Loan too small for the lender. We shop lenders without restrictive minimums.
- Manufactured home titled as personal property. In Florida, the title can often be retired so the home and land are one parcel of real property. Your closing attorney or title company handles it.
- Foundation doesn’t meet guidelines. An engineer’s inspection early on tells you what, if anything, needs fixing.
- Condo project not approved. A different lender or a non-warrantable program may still work.
