Short answer

Yes. Manufactured homes on a permanent foundation, condos, land and small loans under $100,000 can all be financed in Florida. They just have more rules, and many lenders skip them. A broker with many wholesale lenders can find the ones that do these loans. Program guidelines apply; all loans subject to credit approval.

Some of the calls I’m happiest to get are the ones other lenders turn away: a manufactured home on five acres in Clay County, a condo at the beach, a $60,000 loan in Baker County. These loans are very doable. They just have more rules, and plenty of lenders would rather skip them. As a broker working with many wholesale lenders, I find the ones that do this kind of loan. This guide gathers everything we’ve written on it in one place.

Small Mortgages (Under $100,000)

Many lenders set minimum loan amounts or price small loans poorly, because a $60,000 loan takes the same work as a $600,000 one. That’s why small-loan borrowers often get told no. It’s common in rural Northeast Florida and for condos, manufactured homes and fixer-uppers. Full guide: Can you get a mortgage for under $50,000?

Manufactured Homes

Manufactured homes are a big part of housing in Clay, Baker, Nassau, Putnam and rural St. Johns counties. Conventional, FHA, VA and USDA loans can all finance them when the home is on a permanent foundation and titled as real property with the land. Program guidelines apply.

Condos

With a condo, the lender reviews the building as well as you: its budget, reserves, insurance, litigation and how many units are rentals. Florida’s condo safety laws passed after 2021 have added inspections and reserve requirements, and some associations now face large special assessments. That makes the project review more important than ever.

Land and Lots

Buying land now and building or placing a home later is a separate kind of loan. It usually needs a larger down payment and has a shorter term. See lot loan options.

Why These Loans Get Denied, and How We Fix It

  1. Loan too small for the lender. We shop lenders without restrictive minimums.
  2. Manufactured home titled as personal property. In Florida, the title can often be retired so the home and land are one parcel of real property. Your closing attorney or title company handles it.
  3. Foundation doesn’t meet guidelines. An engineer’s inspection early on tells you what, if anything, needs fixing.
  4. Condo project not approved. A different lender or a non-warrantable program may still work.

Frequently Asked Questions

Can I get a mortgage on a manufactured home in Florida?

Yes. Conventional, FHA, VA and USDA loans can finance manufactured homes built after June 15, 1976 that sit on a permanent foundation and are titled as real property with the land. Program guidelines apply, and lender overlays may be stricter.

Why won’t some lenders do small mortgages?

Many lenders set minimum loan amounts because a small loan takes the same work as a large one. A broker can shop lenders that accept smaller loan amounts.

What makes a condo non-warrantable?

Common reasons include pending litigation, too many units owned by one entity, a high share of rentals, low reserves or commercial space. A non-warrantable condo can still be financed through specialty programs, usually with a larger down payment.

Do I need a foundation inspection for a manufactured home loan?

Usually, yes. Most programs require an engineer to certify that the foundation meets permanent-foundation guidelines. Getting it done early avoids surprises late in the process.
