Usually, no. FHA loans are for the home you live in, so HUD generally allows one FHA-insured mortgage at a time. But HUD has four exceptions. If one fits you, you may be able to keep your current FHA home and buy a new one with FHA financing.

Can You Have Two FHA Loans? The 4 Exceptions

1. You’re relocating for work (more than 100 miles)

You can get a second FHA loan without selling your current FHA home if both are true:

  1. You’re moving (or already moved) for a job-related reason.
  2. Your new home is more than 100 miles from your current one.

If you later move back to the original area, you don’t have to move back into the old house. You can buy another home with FHA, as long as that move also meets both rules.

Jacksonville example: you’re transferred from Orlando or Tampa to Jacksonville. Both are more than 100 miles away, so you may be able to keep your FHA home there and buy here with FHA.

Military families: a PCS to NAS Jax, Mayport or Kings Bay may also fit a VA loan. See our PCS to Jacksonville guide and compare both.

2. Your family grew

You may qualify if you can show:

  1. You have more legal dependents, and your current home no longer meets your family’s needs.
  2. Your current home’s loan-to-value (LTV) is 75% or less, based on what you owe and a current appraisal. You can pay the balance down to reach 75%.

3. You’re leaving a home you own with someone else

If you’re moving out for good and a co-borrower on the current loan will keep living there, you can get a new FHA loan. This often comes up after a divorce or separation.

4. You’re a non-occupant co-borrower

  1. If you co-signed someone else’s FHA loan but didn’t live there, you can still get your own FHA loan for your own home.
  2. If you already have an FHA loan on your own home, you may be able to co-sign as a non-occupant co-borrower on someone else’s FHA loan, such as a child’s.

What a Lender Will Ask For

  1. Relocation: a letter from your employer with the new work location and start date.
  2. Family size: birth certificates, adoption papers or court orders, plus a current appraisal on the old home.
  3. Leaving a co-owned home: a divorce decree, separation agreement or other proof of the new living situation.
  4. All cases: proof you’ll live in the new home as your primary residence. FHA is not for investment property.

What About the Old House?

  1. You can keep it and rent it out, but you still have to qualify with both payments.
  2. Counting rent from the old home has its own rules, often tied to how much equity you have. Ask before you count on that income.
  3. Don’t fit an exception? A conventional loan, a VA loan if you’re eligible, or a business-purpose loan for non-owner-occupied rental property may work for the next home or the rental.

Frequently Asked Questions

Can I have two FHA loans at once?

Only under HUD’s exceptions: a job relocation of more than 100 miles, an increase in family size with 75% or lower LTV on the current home, vacating a home that a co-borrower keeps living in, or being a non-occupant co-borrower.

Can I use an FHA loan to buy a rental property?

No. FHA is for your primary residence. FHA does allow 2–4 unit homes if you live in one of the units.

Do I have to sell my first FHA home?

Not if you meet an exception. Otherwise you’d usually sell it or refinance it out of FHA first.

Can I get a second FHA loan after a divorce?

Often, yes, if you’re leaving the home and your ex, a co-borrower on the loan, keeps living there.
