Hometown Heroes for Corrections Officers, Nurses and Local Workers

Baker and Bradford counties have a large share of workers who may qualify for Florida’s Hometown Heroes program: correctional officers and staff at the state institutions, nurses and staff at the hospitals and the state hospital in Macclenny, teachers, deputies, firefighters and other full-time Florida workers in eligible occupations. When the program has funding, it provides a 0% deferred second mortgage toward down payment and closing costs.

What Makes Rural Properties Different

  • Wells and septic: USDA, FHA and VA usually require a water test on a private well, and some lenders ask for a septic inspection.
  • Acreage: most programs finance acreage typical for the area, but the value has to be mostly in the home, not the land. Large farms or income-producing land need a different loan.
  • Manufactured homes: must be on a permanent foundation, titled as real property, and meet age and HUD-tag rules. An engineer’s foundation letter is common.

  • Camp Blanding: Starke is minutes away by way of SR-16.
