2026 Loan Limits and What Amelia Island Property Actually Costs
For 2026, the conforming loan limit in Nassau County is $832,750 on a one-unit property and the FHA limit is $580,750. Veterans with full VA entitlement have no county loan limit anywhere in Florida. Across Fernandina Beach as a whole, the median sale price was $508,700 as of late August 2026, with homes taking about 57 days to go under contract and roughly five and a half months of supply. Island property, and oceanfront in particular, trades at a meaningful premium to that county-wide median, which is why Amelia Island sees a much higher share of jumbo financing than the rest of Nassau County. What that means in practice: a home in the historic district or Amelia Park often finances as a straightforward conventional loan, while an oceanfront home or a larger Plantation property may cross into jumbo territory, where reserves, documentation, and sometimes a second appraisal come into play. Condos, Flood Zones, and Rental Income: The Three Island Questions
Condominium warrantability. When you buy an oceanfront or ocean-view condo, the lender underwrites the building alongside you. Reserve funding, the owner-occupancy ratio, pending litigation, the share of units any single entity owns, and the percentage of units rented short term all decide whether the building is warrantable for conventional financing or needs a non-warrantable or portfolio loan. Florida’s structural inspection and reserve-study requirements have made this the single most common reason an island condo contract falls apart. I check the building before you go under contract, not after. Flood and wind. Much of the island sits in or near a mapped flood zone, and flood coverage is separate from your homeowners policy. Both are escrowed with your taxes, so both count in your debt-to-income ratio. Wind coverage and hurricane deductibles also price differently on the ocean side than they do inland. A wind mitigation inspection can meaningfully reduce the homeowners premium on a qualifying home. Rental income. Amelia Island has a real vacation-rental market, and a large share of purchases here are second homes or investment property. Second-home financing, DSCR loans qualified on the property’s rental income rather than your tax returns, and conventional investment financing all have different down payment and reserve requirements. Business-purpose loans such as DSCR are labeled as such and are not consumer mortgages. Program guidelines apply and all loans are subject to credit approval.

Often, but not always. The 2026 conforming limit in Nassau County is $832,750 on a one-unit home. Can I finance an oceanfront condo on Amelia Island?
Yes, though the building has to qualify as well as you do. Lenders review reserve funding, the owner-occupancy ratio, pending litigation, single-entity ownership, and short-term rental activity to decide whether a building is warrantable for conventional financing. If it is not, a non-warrantable or portfolio loan is usually the route. I review the association documents before you go under contract so a condo questionnaire does not end the deal three weeks in.
How does flood insurance affect what I can qualify for on the island?
It reduces your buying power. Flood coverage is separate from your homeowners policy, it is escrowed with your taxes, and it counts in your debt-to-income ratio exactly like the mortgage payment. On Amelia Island I order the flood determination and both insurance quotes at the start of the file so your pre-approval reflects the real monthly number.
Can I buy an Amelia Island property as a vacation rental?
Yes. Second-home financing works when you will use the property personally and it is not managed as a full-time rental. When the plan is rental income, a DSCR loan qualifies on the property’s projected rent rather than your personal income, which suits investors whose tax returns understate their cash flow. DSCR and similar business-purpose loans are not consumer mortgages. Down payment and reserve requirements differ from a primary residence.
Can I finance a historic home in Fernandina Beach?
Yes, with preparation. The two gates are insurability and appraisal. Roof age, wiring, plumbing, and the four-point inspection determine what a carrier will write and at what premium, and that premium is escrowed, so it affects your ratios. If the home needs work to pass an as-is appraisal, an FHA 203(k) or a conventional renovation loan can finance the purchase and repairs together based on the after-improved value.
