VA vs. FHA Loans for Military Buyers in Jacksonville: Which Fits You in 2026?
Quick answer: For most eligible veterans and service members, a VA loan costs less over time than an FHA loan: no down payment, no monthly mortgage insurance, and no VA loan limit with full entitlement. FHA can still be the better fit in a few real situations, like when your VA entitlement is tied up in another home or a non-veteran spouse is buying alone. The only way to know for sure is to price both side by side.

Why VA Usually Wins for Military Buyers
- No down payment. Keep your savings for moving costs, reserves and the first few months at a new duty station.
- No monthly mortgage insurance. On FHA, MIP usually stays for the life of the loan unless you put 10% down. VA buyers don’t carry that monthly cost.
- The funding fee can be $0. If you receive VA compensation for a service-connected disability, the funding fee is waived. Your Certificate of Eligibility (COE) shows your exemption status.
- No VA loan limit with full entitlement. That matters in St. Johns County and the Beaches, where prices can run past FHA’s $580,750 limit.
- Residual income instead of a one-size ratio. VA looks at what’s left each month after the big bills, a real-life test that often works well for military families with BAH.
When FHA Can Make More Sense
Not often, but it happens. Here are the honest cases:
- Your entitlement is tied up. If you still own a home financed with a VA loan from a prior PCS, your remaining entitlement may not cover a $0-down purchase here. VA may then need a down payment on the difference, and sometimes FHA pencils out better. We check this with your COE before you shop. See how a second VA loan works.
- A non-veteran spouse is buying alone. If the eligible service member isn’t on the loan, VA isn’t available. FHA’s 3.5% down is often the next-best fit. More: VA loans with a non-veteran spouse.
- A non-spouse co-borrower. VA joint loans with a non-veteran who isn’t your spouse are possible but complicated and usually need a down payment. FHA can be simpler.
- The condo isn’t VA-approved. Some Northeast Florida condos are approved for FHA but not VA, or the other way around. We check the project list before you write an offer.
- You’ve used your entitlement and the funding fee is 3.3%. For a subsequent-use buyer with no exemption and some cash to put down, the math can tighten. Price both.
A Simple Side-by-Side Example
$350,000 purchase in Clay County, first-time VA use, no disability exemption, 30-year fixed:
| VA | FHA | |
|---|---|---|
| Down payment | $0 | $12,250 (3.5%) |
| Upfront fee (usually financed) | Funding fee 2.15% ≈ $7,525 | Upfront MIP 1.75% ≈ $5,911 |
| Monthly mortgage insurance | $0 | ≈ $155/mo (0.55% annual MIP) |

If you receive VA disability compensation, the VA funding fee in this example drops to $0.

- Down payment help: Some Florida Housing programs can pair with FHA, VA or conventional first mortgages for qualified first-time buyers, and Florida Hometown Heroes counts active-duty service members and veterans among eligible buyers. Funding is limited. See down payment assistance in Jacksonville.
- Property taxes: Florida offers property-tax exemptions for many disabled veterans, which can lower your payment and help you qualify.

Frequently Asked Questions
Is a VA loan or FHA loan better for veterans?
For most eligible veterans, a VA loan costs less: no down payment, no monthly mortgage insurance, and no loan limit with full entitlement. FHA can make sense if your entitlement is tied up in another home or a non-veteran spouse is buying alone. Pricing both side by side is the only way to know for sure.
Can I use an FHA loan if I’m eligible for a VA loan?
Yes. Being VA-eligible doesn’t stop you from choosing FHA or conventional. Some buyers do when their entitlement is in use on another property or when a condo is FHA-approved but not VA-approved.
Does a VA loan have mortgage insurance?
No. VA loans have no monthly mortgage insurance. Most VA buyers pay a one-time funding fee instead, which can be financed. Veterans receiving VA disability compensation are exempt from the fee.
How much is the VA funding fee in 2026?
For a purchase with less than 5% down, it’s 2.15% of the loan for first use and 3.3% after first use. It drops to 1.5% with 5% down and 1.25% with 10% down. Guidelines may change, so we confirm the current chart on your loan.
What is the 2026 FHA loan limit in Jacksonville?
For a one-unit home, the 2026 FHA limit is $580,750 in Duval, Clay, St. Johns and Nassau counties. VA has no loan limit for borrowers with full entitlement.
Can National Guard members at Camp Blanding get a VA loan?
Many can. Guard and Reserve members may qualify through years of service or qualifying active-duty orders. Your Certificate of Eligibility confirms it, and we can pull it for you.
