Florida gives disabled veterans some of the strongest property tax breaks in the country. Most veterans know it saves them money every year. What many don’t know is that the same exemption can help them qualify for a VA loan, sometimes for a higher price than they expected.
I have been helping Florida veterans buy homes since April 2000, and North Star Mortgage Network has been VA-approved since January 25, 2002. Here is how the tax exemption works in qualifying, and what the lender needs to see.
Florida Property Tax Exemptions for Disabled Veterans
Florida has several exemptions tied to a veteran’s homestead. The main ones:
- Total and permanent service-connected disability: the veteran’s homestead can be exempt from property taxes entirely. Non-ad valorem assessments, such as some CDD and solid waste fees, may still apply.
- Service-connected disability of 10% or more: an additional $5,000 exemption off the assessed value.
- Age 65 or older with a combat-related disability: a discount on property taxes based on the disability percentage.
- Surviving spouses may be able to keep certain exemptions.

Why the Exemption Matters When You Qualify
Your monthly housing payment includes principal, interest, property taxes, homeowners insurance and any HOA or CDD dues. Property taxes in Northeast Florida can be a large part of that payment.
If the lender can use the exempted tax amount instead of the full tax bill, your qualifying payment drops. A lower payment improves your debt-to-income ratio and leaves more residual income, the money left over each month after major expenses, which VA underwriting also looks at.
For example, if the full tax bill on a home would be $3,600 a year and you are fully exempt, your qualifying payment could be about $300 a month lower. That figure is an estimate based on the information provided. Your actual numbers depend on the property, the county and your exemption.
What the VA Requires
VA guidelines allow a disabled veteran’s real estate tax exemption to be used in qualifying when two things are true:
- It is documented. The title company typically certifies the veteran’s tax exemption status to the lender, and the taxing authority’s records back it up.
- It will last. The exemption must be expected to remain in place for at least the first three years of the loan.
If the exemption cannot be documented, or it is not expected to continue for three years, the lender has to qualify you with the full estimated taxes. Individual lenders can also add their own rules, which is one reason working with a broker who can compare lenders helps.

The Timing Question on a Purchase
If you are buying a home, the exemption is usually not on that property yet, because it is tied to your homestead and filed after you own and occupy the home. How a lender handles that gap varies. Some can rely on your VA disability rating and the exemption you will qualify for, with the right documentation. Others may qualify you on the full taxes. This is worth sorting out before you write an offer, because it can change your price range.
What to Gather
- Your VA disability award letter showing your rating, including whether it is permanent and total
- Your Certificate of Eligibility, which also shows whether you are exempt from the VA funding fee
- If you are refinancing or already own the home: your current tax bill or property appraiser record showing the exemption
- For the file: the title company’s certification of your exemption status
Two Benefits, One Disability Rating
Veterans who receive VA disability compensation are generally exempt from the VA funding fee too. Between the funding fee exemption and the property tax exemption, a disability rating can change both your cash to close and your monthly payment. Make sure both are being applied to your file.
