Naval Station Mayport sits inside Atlantic Beach city limits. If you are stationed there, or you served there and stayed, you are buying in one of the tightest and most VA-active housing markets in Northeast Florida — and you are competing with cash offers on a lot of these listings.

The Two Things That Kill Beaches VA Deals
Condo approval. A large share of the inventory in Atlantic Beach and Jacksonville Beach is condominium, and VA will only finance a unit in a project on its approved list. Not FHA-approved — VA-approved, which is a separate list. Before you write an offer on a condo here, have us check the project. We do it the same day, and it costs you nothing. Finding out during underwriting is how people lose earnest money.
Wind mitigation and insurance. You are buying east of the Intracoastal. Insurance is a material line item in your qualifying ratios here, not a rounding error, and an older roof can move your payment enough to change what you qualify for. Get a wind mitigation inspection early. We build a realistic insurance figure into your pre-approval rather than a placeholder, so the number you shop with is the number that holds.
What the Benefit Gets You
Zero down, no monthly mortgage insurance, and no loan limit with full entitlement. There has been no VA ceiling since 2020 for veterans with full entitlement — relevant at the Beaches, where prices run well above the metro median. The $832,750 Duval County figure for 2026 applies only to partial entitlement.
Funding fee. 2.15% on a first-use zero-down purchase in 2026, 3.3% on subsequent use, dropping to 1.5% with 5% down and 1.25% with 10% down. Financeable into the loan. Fully waived if you draw VA compensation for a service-connected disability, hold a Purple Heart on active duty, or are an eligible surviving spouse.
Sea Duty, BAH, and Qualifying
Basic Allowance for Housing counts as qualifying income and is not taxed, which means it grosses up favorably against your ratios. If you are attached to a ship at Mayport and expect a deployment during your escrow, tell us at application — a power of attorney has to be drafted specifically enough for a VA closing, and generic POAs get rejected at the table. We would rather set that up in week one than scramble in week five.

If you bought at the Beaches when rates were higher, the VA streamline — IRRRL — carries a 0.5% funding fee, generally needs no appraisal, and needs no new income documentation. Fixed-to-fixed requires the new rate to be at least 0.50% lower than your current one. Fixed into an ARM requires a 2.00% improvement.

VA Loan Questions from Mayport Families
Can I buy a condo at the Beaches with a VA loan?
Only if the project appears on VA's approved condominium list, which is separate from the FHA list. Many Atlantic Beach and Jacksonville Beach projects are not on it. Send us the address before you write an offer and we will check it the same day at no cost.
Does my BAH count as income?
Yes. Basic Allowance for Housing is fully countable qualifying income, and because it is not taxed it can be grossed up, which helps your debt-to-income ratio. Bring your most recent Leave and Earnings Statement to your consultation.
I deploy during escrow. Can my spouse close for me?
Yes, with a properly drafted power of attorney. VA closings require specific language — a general POA is commonly rejected at the table. Tell us at application and we will coordinate the correct document with the title company well ahead of your closing date.
How does homeowners insurance affect what I qualify for at the Beaches?
Significantly. East of the Intracoastal, wind coverage makes insurance a real component of your monthly payment and therefore your qualifying ratios.
