A DSCR loan qualifies on the rental property's own cash flow instead of your personal income. For investors whose tax returns, debt ratio or property count have closed the conventional door, it is often the only way forward.

It is also a business-purpose loan, and that distinction is not cosmetic.

What "Business Purpose" Actually Means for You

Federal regulation deems credit extended to acquire, improve or maintain rental property that is not owner-occupied to be for business purposes — even on a single-family rental. That has three real consequences:

  • A DSCR loan is exempt from the Ability-to-Repay rule and from Regulation Z's consumer disclosures
  • Regulation Z's restrictions on prepayment penalties do not apply, which is why prepayment structures are common on these loans and rare on consumer mortgages
  • It cannot be used to finance a primary residence

There is a bright line worth knowing: if you occupy the property more than 14 days in a year, it counts as owner-occupied and the automatic business-purpose treatment no longer applies. That catches people with a beach condo they use occasionally.

We say all of this up front because you deserve to know which protections you are trading away, not discover it at closing.

How the Ratio Works

DSCR stands for debt service coverage ratio. The calculation most investors use is straightforward:

Monthly rent divided by monthly PITIA — principal, interest, taxes, insurance and any association dues.

A 1.00 means rent exactly covers the payment. Above 1.00 means positive coverage. Rent is evidenced by an executed lease or by the appraiser's market rent analysis.

Be aware there is no official standard here. Some investors use PITI without HOA dues. Some use net rent rather than gross. The variance between lenders is real, and the same property can produce different ratios at different lenders. That is one of the things a broker sorts out for you.

Why We Will Not Publish a Guideline Table

You will find plenty of sites listing exact DSCR maximum loan-to-values, minimum credit scores, minimum loan amounts and reserve requirements as though they were fixed rules.

They are not. DSCR is a non-agency product. There is no Fannie Mae, Freddie Mac, FHA or VA rulebook behind it. Every number comes from an individual investor's matrix, those matrices differ substantially, and they change frequently — sometimes monthly.

A table published today is wrong within weeks. Call us and we will read you what our current investors are actually doing on the day you ask. That is the only honest version of this answer.

DSCR vs a Conventional Investment Loan

Conventional investment financing is well documented, so this comparison is solid.

Conventional underwrites you. Rental income is netted against the property's PITIA, and if the result is negative it gets added to your monthly obligations — meaning an underperforming rental actively damages your debt ratio. Gross rent is also multiplied by 75%, a 25% haircut for vacancy and maintenance. Loan-to-value is capped at 85% on a one-unit purchase, 75% on a one-unit cash-out and 70% on two-to-four unit cash-out, with a minimum 680 score. And there is a hard ceiling of ten financed properties.

DSCR underwrites the property. Your personal debt ratio is not the test. The property's rent against its own payment is. That is why DSCR stays available to investors who have hit the ten-property wall or whose returns show heavy depreciation.

Neither is better in the abstract. Conventional usually prices better when you qualify for it. We run both and show you the difference.

LLC Vesting and Prepayment Penalties

Regulation Z also exempts credit extended to something other than a natural person. That is the legal mechanism that makes vesting in an LLC workable on DSCR loans when it generally is not on agency financing. Specific requirements vary by investor.

On prepayment: because these loans are exempt from the consumer restrictions, prepayment structures are common. Florida law says a note silent on prepayment may be prepaid without penalty — but that governs silence only. It does not prohibit a stated penalty. Read that clause before you sign, and ask us to walk you through it. If you plan to sell or refinance within a few years, the penalty structure may matter more than the rate.

Investing in Jacksonville

Jacksonville has drawn significant out-of-state rental investment, and the DSCR search results are dominated by national lenders with no local presence. A file here still needs someone who knows Duval property tax treatment, what CDD assessments do to a payment in Nocatee and Yulee, and what insurance actually costs east of I-95 — all of which land in your PITIA and therefore directly in your ratio.

Also worth checking before you default to DSCR: a cash-out refinance on a property you already own, or bank statement financing if the issue is documenting self-employed income rather than the property itself.
