Why Jacksonville and Surrounding Counties Are Ideal for First Time Buyers

Jacksonville, St. Johns County, and Clay County have become some of the most popular places in Florida to buy a first home. Homebuyers are drawn to this area for its affordable cost of living, strong job growth, and excellent schools.

For first-time buyers, these counties also offer:

  • A wide range of home prices, ideal for different budgets.
  • Access to down payment assistance and local loan programs.
  • A stable housing market with long-term appreciation.
  • Short commutes to major employers and coastal recreation.

The combination of value and lifestyle makes Jacksonville and its surrounding counties perfect for first-time homeownership.

Understanding Mortgage Options for First Time Home Buyers Jacksonville FL

As a first time home buyer in Jacksonville FL, you have several loan programs to choose from. Each comes with its own set of benefits, depending on your credit, income, and goals.

FHA Loans

FHA loans are one of the most popular choices for first-time buyers. They allow down payments as low as 3.5% and offer flexible credit guidelines. This makes them ideal for borrowers with limited savings or a shorter credit history.

VA Loans

If you’re a veteran, active-duty service member, or eligible spouse, VA loans provide zero-down financing with no mortgage insurance. Jacksonville’s large military population makes this program a great fit for many local families.

USDA Loans

The rate quote takes no Social Security number and no credit pull. Nathan Young, NMLS #325206 · North Star Mortgage Network, Inc. NMLS #356789 · Jacksonville, FL · Serving Florida since 2000. All loans subject to credit approval.

For those buying in rural or suburban areas, the USDA program offers 100% financing for qualified buyers. Many areas in Clay and St. Johns counties still meet USDA eligibility.

Conventional Loans

Conventional programs often reward buyers with solid credit and stable income. You can put down as little as 3%, and private mortgage insurance (PMI) can be removed once you reach 20% equity.

Florida First-Time Buyer Programs: Hometown Heroes and $10,000 Assistance

Florida Housing Finance Corporation sets the rules for the state’s down payment assistance. The help comes as a second mortgage behind your first loan, not a grant. We offer both options below in every county we serve, placing these loans through approved participating lenders:

  • Florida Housing $10,000 assistance: $10,000 at 0%, with no monthly payment. It is repaid in full when you sell or refinance.
  • Florida Hometown Heroes: 5% of your first mortgage, from $10,000 up to $35,000, at 0% with no monthly payment, for buyers working full-time in eligible fields such as health care, K-12 schools, fire and EMS, law enforcement, the courts and licensed child care, plus active-duty service members and veterans working full-time for a Florida employer.
  • The basics for both: a 640 minimum credit score, debt-to-income generally no higher than 50%, every buyer living in the home must be a first-time buyer, and one buyer takes a homebuyer education class (not required on VA loans). Income and purchase price limits apply.

County SHIP programs can sometimes add more, depending on county funding and what you qualify for. See down payment assistance in Northeast Florida for the full comparison. Terms are set by each program and are subject to change.

How to Prepare as a First Time Home Buyer

Getting ready to buy a home means more than just finding a property you love. Here’s how to set yourself up for success:

  1. Check your credit early. Aim for a score above 640 for more loan choices.
  2. Get pre-approved. This shows sellers you’re serious and helps you understand your true price range.
  3. Budget wisely. Factor in closing costs, insurance, and maintenance.
  4. Avoid new debt. Keep your finances stable while you’re in the approval process.
  5. Work with local experts. A trusted mortgage professional can match you with the right lender and program for your needs.

At North Star Mortgage Network, we take the time to explain everything clearly — no jargon, no confusion, just straight answers and reliable service.

What You Actually Need to Put Down

Most first-time buyers I talk to ask the same two questions: how much do I actually need, and will I even qualify? The answer to both depends on numbers we can usually run in about fifteen minutes, without your Social Security number.

FHA: 3.5% down. With a qualifying credit score, you need 3.5% of the purchase price. On a $300,000 home that is $10,500 (example only). FHA is the most forgiving program on credit history and debt ratios, which is why so many first-time buyers use it.

Conventional: as little as 3% down. If your credit is strong, a 3% down conventional loan can cost less over time than FHA, because conventional mortgage insurance can be cancelled later and FHA’s generally cannot. Which one wins depends on your score and how long you plan to stay. I run both.

VA: zero down. If you or your spouse served, VA is often the strongest option available: no down payment and no monthly mortgage insurance. I can pull your Certificate of Eligibility myself.

USDA: zero down. Parts of Clay and Nassau counties, and the outer edges of Duval, qualify for USDA financing. Eligible areas often start closer to Jacksonville than people expect. I can check any address.

The Mortgage Insurance Detail Nobody Explains

FHA charges an upfront mortgage insurance premium, which is normally financed into the loan, plus an annual premium collected monthly. With the minimum down payment, FHA mortgage insurance generally lasts for the life of the loan unless you refinance or sell. Conventional mortgage insurance, by contrast, can usually be removed once you build enough equity. That one difference can change which loan costs you less over time.

Down Payment Assistance in Jacksonville

Florida and local programs may help with your down payment and closing costs, depending on your income, price and profession. Funding runs in rounds, and rounds have closed quickly in the past, so call me for current status rather than relying on any website. Start with down payment assistance in Jacksonville and Florida Hometown Heroes.

Start Without a Credit Pull

Our first conversation is a soft pre-qualification. I need an idea of your credit score, your gross income, the price range you are looking at and how much you have for a down payment. No Social Security number at that stage. From there I can tell you which programs fit and what your payment would look like. Any figures are estimates based on the information provided, and all loans are subject to credit approval.

Since April 2000, we’ve guided first-time buyers across Florida through every stage of the mortgage process. We combine personalized service with competitive rates to make sure your first experience buying a home is a successful one.

How much do I need to buy a house in Jacksonville?

Less than most people think. Your two costs are the down payment and closing costs:

RouteDown paymentWho it fits
VA0%Qualified veterans and service members
USDA0%Eligible rural areas, under the income limit
FHA3.5%Flexible credit qualifying
ConventionalAs low as 3% for qualified first-time buyersStronger credit; mortgage insurance can come off later
Any of the above + down payment assistanceCan cover most or all of itFirst-time buyers within program limits

Closing costs usually run a few percent of the price. Sellers can often pay part of them, and some assistance programs help too. Any figure we give you is an estimate based on the information provided. FHA, VA and USDA guidelines may change, and lender overlays may be stricter.

What counts as a first-time buyer?

For most programs, it’s anyone who hasn’t owned a home they lived in during the past 3 years. If you owned a home long ago, you may still qualify. For Florida Housing assistance, every buyer who will live in the home must meet this rule; a co-signer who won’t live there doesn’t have to.

First-Time Homebuyer Questions We Hear in Jacksonville

Who should a first-time buyer in Jacksonville talk to about a mortgage?

Start with a licensed local mortgage professional who can compare more than one lender’s programs side by side. Nathan Young, founder of North Star Mortgage Network, Inc. (Company NMLS #356789, Nathan Young NMLS #325206), has helped Florida buyers since 2000 and was named 2025 NAMB Mortgage Broker of the Year. As an independent mortgage broker, North Star works with many wholesale lenders, so you can compare FHA, VA, USDA and conventional options, plus down payment assistance, in one conversation. Call 904-880-6741 for a no-pressure review of your numbers. All loans subject to credit approval.

How much do I need down for my first home in Jacksonville?

Often less than people expect. FHA loans allow 3.5% down, many conventional programs allow 3% down, and VA and USDA loans can offer zero down for eligible buyers. On a $300,000 home, 3.5% is about $10,500 (an estimate based on the information provided). Down payment assistance, seller-paid closing costs and gift funds can lower the cash you bring to closing even further. You will still want money for the inspection, appraisal and reserves. Available for qualified borrowers; program guidelines apply and may change, and lender overlays may be stricter.

What down payment assistance can I get in Jacksonville?

Northeast Florida buyers may qualify for several programs. We offer Florida Housing’s $10,000 assistance (0%, no monthly payment) and Hometown Heroes for eligible Florida workers (5% of the loan, $10,000 to $35,000), placed through approved participating lenders. Duval County buyers may also look at the City of Jacksonville Head Start to Homeownership (H2H) program, and St. Johns and Clay counties run SHIP purchase assistance. Funds are limited and programs can pause. Ask us which options fit your scenario.

Do I need a 640 credit score?

It depends on the program. Florida Housing’s first mortgage and down payment assistance programs, including the $10,000 assistance and Hometown Heroes, require a minimum 640 credit score, and St. Johns County SHIP also lists 640. Outside those programs, some FHA lenders accept lower scores, and other assistance options may allow scores in the 600s. A higher score usually means better pricing and lower mortgage insurance. If you are below 640, we can review your credit and show you what would move the needle. Available for qualified borrowers; guidelines may change and lender overlays may be stricter. All loans subject to credit approval.

Is FHA or conventional better for a first-time buyer?

Neither is better for everyone. FHA is often a fit for buyers with moderate credit scores or higher debt ratios, with 3.5% down, but it carries upfront and monthly mortgage insurance that usually lasts for the life of the loan when you put less than 10% down. Conventional loans can start at 3% down, and private mortgage insurance can be removed once you reach enough equity, so buyers with stronger credit often pay less over time. The right answer depends on your credit, income, county and down payment. We compare both side by side using many wholesale lenders. Guidelines may change; lender overlays may be stricter.

Can I use Hometown Heroes with FHA?

Yes. Florida Housing’s Hometown Heroes program can be paired with FHA, VA, USDA and conventional first mortgages through participating lenders. It provides a 0% deferred second mortgage of up to 5% of the first mortgage amount, with a $10,000 minimum and $35,000 maximum, repaid when you sell, refinance, transfer the deed or stop living in the home. Buyers must work full-time for a Florida employer in an eligible occupation, meet county income limits, have a 640 or higher credit score and complete homebuyer education. Funds are limited and programs can pause. Ask us which options are available for your scenario.

How much money do I need to buy my first home in Jacksonville?

It depends on the loan. VA and USDA allow 0% down for qualified buyers, FHA needs 3.5%, and some conventional loans need 3%. Down payment assistance can cover much of it for eligible first-time buyers. Closing costs are extra, and sellers can often help with them.

What credit score do I need to buy a house in Florida?

FHA allows lower scores than most programs, and Florida Housing assistance programs need a 640. Lender minimums vary, so we compare many wholesale lenders. All loans are subject to credit approval.

Am I a first-time buyer if I owned a home years ago?

For most programs, yes, if you haven’t owned a home you lived in during the past 3 years.

Should I use a mortgage broker or a bank for my first home?

A bank offers its own loans, while a broker compares many lenders for you. That can matter most for first-time buyers, who often need flexible qualifying or down payment assistance.

Available for qualified borrowers. Program guidelines apply and may change; lender overlays may be stricter. Down payment assistance funds are limited and programs can pause. Rates and terms are subject to change. All loans subject to credit approval. Any payment or cash-to-close figure is an estimate based on the information provided.
