Why We Built This

Every hurricane season, the same questions arrive from families who closed with us years ago. Who do I call about the debris. What is my evacuation zone. Who is my water company. Did I ever file for Homestead Exemption.

Nobody wants to search for that at 2 a.m. with the power out. So we started building county-by-county resource guides — the numbers, the links, the rules, verified against official county, state and federal sources rather than copied from a directory, and dated so you know how current they are.

They are free, they are printable, and there is no form to fill out. No email capture, no "download the guide" gate, nothing to unsubscribe from later. If it helps one family find the right number at the wrong hour, it did its job.

Assume every downed line is energized. Stay far away, keep children and pets back, and call 911 if it presents an immediate danger — then report it to your electric utility. After a storm, stay out of flooded and debris-covered areas, because they can hide downed lines.

Five things every new Florida homeowner should do in the first month, regardless of county:

  1. Check your Homestead Exemption eligibility with your county Property Appraiser. If the home is your permanent primary residence, Florida law may allow an exemption that reduces taxable value and caps how fast your assessed value rises. The statutory deadline is March 1, and nobody files it for you — not your Realtor, not your title company, not your lender.   2. Register for your county's emergency alert system using your new address, not just your phone number. Most systems notify by location.
  3. Look up your hurricane evacuation zone. It depends on your street, not your subdivision name. If you live in a mobile home, RV or on a boat, plan to evacuate regardless of zone.
  4. Identify your water, sewer and electric providers. They are not the same everywhere within a county. Ask before closing — it affects deposits, start dates and your monthly budget.
  5. Confirm your trash, recycling and yard waste day and learn the storm debris rules before you need them.

How current is the information?
Each county guide carries a “last verified” date, and every number and link in it was checked against an official government or agency source on that date. Government numbers, alert vendors, utility territories and shelter lists do change — during an active emergency, always follow current instructions from your county Emergency Management office.
